Simons opening 92,000-sq-ft Vancouver flagship in former Nordstrom space

The heritage fashion retailer is set to take over the former Nordstrom space at CF Pacific Centre, marking its second B.C. store and 20th nationwide.

Vancouver’s downtown core is set to welcome one of Canada’s oldest private, family-owned retailers, La Maison Simons (commonly known as Simons), which announced plans to open its second B.C. location—and first in the city’s core—inside the former Nordstrom space at CF Pacific Centre.

The Quebec City–headquartered retailer announced Tuesday that the 92,000-square-foot flagship, set to span three floors, is expected to open in fall 2027. The location will be Simons’ 20th store across Canada and its third-largest overall.

The move marks a significant retail reset for one of Vancouver’s most prominent downtown vacancies, the former Nordstrom space at CF Pacific Centre. The site is already seeing new life: last year, Vancouver-based Aritzia announced plans to take over part of the footprint. For Simons, the expansion is a bet on continued momentum in Western Canada.

“Vancouver is one of Canada’s most dynamic and inspiring retail markets, and we’re pleased to expand our presence here,” said Bernard Leblanc, President and CEO of Simons, in a statement. “The strong response in Western Canada has reinforced our commitment to the region, and we look forward to bringing a distinctive Simons experience to the downtown core–one that blends fashion, art and design while building meaningful connections with Vancouver’s diverse communities.”

The company is investing more than $55 million into the expansion project, which is expected to create approximately 150 jobs. Once complete, Simons says it will employ more than 4,000 people nationwide.

The downtown store builds on the success of the retail giant’s existing 100,000 sq. ft location at Park Royal Shopping Centre in West Vancouver (opened in 2015), which the company says has posted strong double-digit growth since opening. That includes more than 30 per cent year-over-year growth in 2025, alongside rising e-commerce engagement in the province.

The new store is being designed by McKinley Studios, with architecture by LemayMichaud, and will draw inspiration from Vancouver’s architectural history—particularly Brutalist and 1960s design influences. Renderings show two street-level entrances: one on West Georgia Street—near the Canada Line entrance at Vancouver City Centre Station—and another mid-block along Granville Street.

The Vancouver opening also caps off a period of sustained growth for Simons. In 2025, the company reported more than $830 million in sales, with same-store sales also rising across Canada.
