Designed by renowned architect Chris Genik of Daly Genik Architects, Boulder House pairs rugged coastal terrain with refined, sustainable design—set high above the Salish Sea.
For the first time since it was built, Boulder House—designed by acclaimed architect Chris Genik of the L.A.–based Daly Genik Architects—is available on the market.
Perched above the Salish Sea on 0.45 acres in North Saanich, the 3,901-square-foot residence was custom-designed by Genik for his parents and brought to life by the Città Group. True to its name, the home is nestled into a dramatic man-made boulder field—over 20 truckloads of rock were used to sculpt the rugged terrain, giving the impression that the home floats above the land.
At the heart of the space lies a sculptural, crystal-inspired double-sided concrete fireplace, serving both as a thermal heat sink in summer and a radiant heater in winter. “The fireplace’s design not only enhances the aesthetic, but also contributes to the acoustic and thermal comfort of the space, embodying our commitment to thoughtful, sustainable design,” says Genik, who designed the residence for his globetrotting family.
The interiors feature reclaimed fir floors, vaulted skylit ceilings, exposed engineered beams and grain-matched Colorado ash cabinetry.
Designed with longevity and flexibility in mind, the home’s concrete and steel structure can support an additional level and up to four bedrooms. The primary suite offers a private terrace, spa-inspired ensuite and walk-in closet. Rounding out the features are a private office, elevator, two-car garage and an expansive rooftop deck with sweeping ocean views. The rest of the home includes a spare bedroom, study, and other versatile areas designed to comfortably accommodate family or guests.
Built in 2000, Boulder House reflects the principles of West Coast modernism, combining thoughtful design with durable, sustainable construction. “It’s not an everyday house for everyday buyers; this is a unique piece of custom-designed architecture meticulously crafted from concrete, steel and wood. We expect it will appeal to collectors or other individuals looking for a rare prize—one in which they will undoubtedly imprint their own style and distinct taste,” says Engel & Volkers real estate advisor Randall Mang.
