This $2.65M Burnaby penthouse sold in about a month despite slower market

A two-storey penthouse at Gilmore Place Tower 1 sold in just a few weeks, showing that Burnaby’s luxury condo market is cautious—but far from quiet.

A luxury penthouse at Gilmore Place in Burnaby has sold for $2.65 million in roughly a month—even as broader market conditions remain subdued.

The home, located at 5104 – 2186 Gilmore Ave. in Gilmore Place Tower 1 by Onni Group, closed after approximately four weeks on the market. The relatively quick turnaround stands out at a time when many listings are sitting longer and buyers are exercising greater caution.

“Serious buyers are still very active, especially in the luxury segment,” says listing agent Michael Dritsas of Stonehaus Realty Corp. “What’s changed isn’t demand, it’s urgency. Buyers today are more selective and analytical, which reinforces how critical strategic pricing, marketing, and proper exposure are in this environment. The market isn’t stalled, it’s simply more disciplined.”

The sale

The sale was not an isolated transaction. Within weeks of the first closing, Dritsas sold another penthouse on the same floor, further signalling sustained confidence among high-end buyers.

“Luxury buyers aren’t reacting to headlines, they’re making calculated decisions based on long-term value and scarcity. When positioned correctly, premium properties can outperform broader market sentiment,” he says.

Dritsas has since brought another unit in the building—Unit 5106—to market, describing it as the highest-valued condo currently listed on the MLS in Burnaby.
