Live in it before you list for it: Inside Vancouver’s new “try before you buy” homes

You can now stay in this Commercial Drive apartment for a weekend before deciding to make a purchase.

Forget the usual house tours and poring over floorplans to figure out if you like the property—why not actually try living in the space first? Wesgroup Properties just launched Vancouver’s first-ever Try Before You Buy program, giving qualified homebuyers the chance to spend a weekend in a unit at its newest development, Ace, on Commercial Drive.

This low-rise, wood frame building sits on the corner of 12th and Commercial Drive, about a six-minute walk from Commercial-Broadway Station. Right down the street, residents can pop by eateries like The Lunch Lady and Elephant Garden Creamery for dinner. Ace offers 61 homes, including one-, two- and three-bedroom layouts, with prices starting at $647,500.

Each unit boasts eight-foot-tall ceilings, premium laminate flooring and a kitchen fully equipped with Fulgor appliances. Thoughtful details like heated floors in the main bathrooms and dark leather handles on lower drawers add a subtle layer of comfort and luxury.

Residents also have access to a 2,900-square-foot amenity space. It features a large gathering table, two barbecue areas and even a European-style inner courtyard designed for relaxing and socializing, especially during warmer months. Other amenities include a dog-wash station, a bike repair station and a multi-surface kids play area, making Ace perfect for families.

Try before you buy

Wesgroup’s Try Before You Buy Program launched on April 7, 2026, where prospective buyers can stay in fully furnished showhomes at Ace for a weekend. Joey Coupland, Senior Vice President of Sales at Wesgroup, explains the goal of the program is to give buyers a more immersive and informed experience.

“You might be looking at floorplans and photos at a presentation centre, but actually enjoying the home and checking out the neighbourhood is essential,” she says. “We wanted to give everybody a bit more of an immersive experience in their home buying process and hopefully make a more educated decision.”

The program will be offered for Ace on Commercial over the next few months and prospective buyers must be pre-approved for a mortgage and complete an eligibility survey. Upon arrival, guests will receive a welcome basket that includes a suggested itinerary for exploring Commercial Drive, along with gift cards to local shops and restaurants—encouraging them to experience both the home and the surrounding community during their stay.

“I think it’ll be really fun for families,” Coupland says. “It’s a way to relax and also really understand the neighbourhood and the home and how it fits with your lifestyle.”

Coupland also notes that the response has been positive within the first day of the announcement. If the program continues to perform well, Wesgroup may consider expanding it to future developments.

“Since it’s a buyer’s market now, buyers get the luxury of time and this is another level of time with a home to make their decision,” she says. “And I hope people take advantage of it and come and try it out.”
