After a sluggish year with abundant inventory across the province, Thompson says activity and sales began to pick up in the winter, with more buyers re-entering to take advantage of improved pricing, increased inventory and lower interest rates.

Across the Whistler detached home market as a whole, January 2026 versus January 2025 saw total active listings drop by 8.4 per cent while sales increased by 60 per cent. Detached homes in the area also recorded a 12.5 per cent increase in the MLS Home Price Index (HPI) benchmark price over the same period.

Despite the uptick, Thompson still cautions against reading too much into broader monthly market numbers for a micro-market like Kadenwood.

“These ultra-luxury markets are often influenced more by global wealth cycles and lifestyle demand than by monthly stats,” he explains, adding that buyers at this level tend to prioritize privacy, quality and long-term alignment with the property.
