Priced just under $3 million, the Heritage Mountain property drew more than 40 buyers and set a new neighbourhood record after 11 days on the market.
When a detached home in Heritage Mountain and Heritage Woods was listed at $2,999,900 on Nov. 27, the objective was straightforward: sell before Christmas. What followed was a tightly compressed sales cycle that culminated in one of the most notable transactions the area has seen.
The 4,819-square-foot residence at 8 Creekstone Place features four bedrooms and six bathrooms, along with amenities such as a fire pit and golf simulator. Positioned on a greenbelt lot on Creekstone’s cobblestone cul-de-sac, the home features open-concept living framed by forest views.
“I listed the property at $2,999,900 on Nov. 27, and sold it $800K above the asking price after numerous buyers placed offers on the offer date that was set on December 8,” says the listing agent Jaden Narduzzi. Over an 11-day period, more than 40 buyers toured the home, creating the conditions for a competitive offer night and a final sale price of roughly $3.8 million.
The result didn’t just clear expectations—it reset the bar, setting a new record in Heritage Mountain and Heritage Woods as the highest sale price in history for the area. The previous benchmark sale price for the neighbourhood was $3,265,000.
“Although we priced the property sharply, the marketing had a big play in this sale as well,” Narduzzi says. “I take a lot of pride in how I present/market our listings, as I confidently feel every listing of mine deserves to shine above the competition.”
